Sometimes the best way to find out what a neighborhood is really like is to ask somebody that is living there. I sat down and interviewed Beth Ledford and this is what she had to say:

Me: When did you and your family move to the neighborhood?

Beth: November 2019

Me: What made you choose White Bluffs neighborhood?

Beth: Honestly, we were living with my family up Dallas Road for a while and we knew that we liked the general area already. I knew this was a good place when we drove through the neighborhood and saw kids playing, people walking dogs….it felt like a great place to raise a family. Also, the location is perfect because it is close to shopping, Target, wine tasting and vineyards and hiking trails. Also it was important to us that we stay in the same school district because White Bluffs Elementary is such a great school and the Richland School District is one of the best in our opinion.

Me: What builder did you choose and why?

Beth: We chose Inspiration because we went to the open house and really liked the plans and layouts. They were super friendly and easy to work with.

Me: What is your favorite thing about this neighborhood?

Beth: The PEOPLE! There are so many families that we have become friends with and all of our kids play together. We love that there are fun activities that the neighborhood puts on throughout the year like the Christmas light and decoration contest, the Cornhole Tournement, 4th of July Party, Halloween Booed/Boozed event, and more. Even if you don’t have kids the events and game nights are a lot of fun.

Me: Any advice or information you would give to folks moving into the neighborhood?

Beth: The Facebook page is really helpful. Also; pick an agent that is familiar with new construction that can guide you through the process, if this is your first time building a home it is so nice to have someone remind you of all the steps and the process involved. Also; when choosing exterior paint for your home, test out a large surface before committing to a color scheme (we ended up with a bluer house than we expected).

White Bluffs Development is located in South Richland, up Dallas Road, REALLY close (like walking distance) from the Goose Ridge Tasting Room. It begun as most developments do, on paper as a plat map. A map of thin lines separating lots back in 2013 which morphed into a large borough with hundreds of homes. Back in 2014 when the homes begun closing, there were over 7 different builders including: Septan, Bella, Inspiration, Oasis, Infinity, Valiant and Pischel and the prices were mainly in the $290’s-$340,000 range. The highest priced home sold in the development that is recorded in the MLS is from 2019 with a home that sold for $520,000 for 3,287sf.

Currently (as of 7.14.2020) There are 9 active listings -these are all completed re-sale and new construction and range from $405,000-$550,000 and there are some homes that are expected to become active momentarily that are under construction. There are 7 lots listed in the new phase 6 to bring your own builder ranging from $128,500 to $135,500. The key to understanding this development is the knowledge that the developer has one agent representing all of the lots and that is Scott Kiehn with Coldwell Banker Tomlinson Associated Brokers 509-521-7684. Scott is also the listing agent for Inspiration Builders. (Inspiration has some really nice lots still available right now that have views so be sure to ask Scott about those ones).

White Bluffs usually hosts open houses most weekends but due to the current Covid-19 regulations, the best way to see what is going on is to take a drive through the neighborhood and then to follow up with your Realtor to get the information on each builder and the prices. Most builders can send you the floorplans digitally and can give you the upgrade packages and pricing so you can sit down with your family and calculate a price for your dream home.
